We evaluate each situation on a case-by-case basis. Generally, security deposit forfeiture and other fees will apply to any broken lease. Please contact the office with specific questions.

Most utilities are under Ascentia's name and will show up on your monthly bill from Ascentia. These utility costs apply on top of the rent cost. We do require each resident to set up Black Hills electric and gas in their name.

No utilities are included in the quoted cost of rent.

Maintenance

We thoroughly inspect, repair, and clean every unit before your move-in to ensure an excellent experience.

No, we do not require your presence to perform maintenance, though you are always welcome to be present at the time of service.

Not only do we have on-site maintenance, we also offer a 24/7 emergency maintenance line for your convenience.

A request can be submitted directly to our maintenance supervisor or routed through the office email.

If you are locked out, please call our 24/7 emergency maintenance line, and we would be happy to let you in.
